Portal Expiry Dates - Important Information

Property24 and Private Property have set regulations that determine how long a listing can remain on their portals, read more about this topic below

Managing your listings on the portals is part and parcel of being an agent or administrator. Knowing how each portal manages listing as they 'age' is the key to keeping your listing on the portal/s for as long as you require the listing to be there. 

An expiry date for a listing can be manually set for P24, Private Property have set criteria for sales and rentals. It is important to note that your listings status (active, pending, sold etc.) does affect if your listing will be removed from the portal, changing your listings status to archived for example will remove your listing regardless of the date you have added under the portal expiry date. Changing the listing status to rented will also remove your listing from the portals, however, changing your listing to a sold status, the portals will display your listing for 7 days from the time the status was changed and your listing will then be removed. 

Your mandate end date/lease end date that you may have added, does NOT affect the portals in any way. The dates specified in those fields when adding/editing your listing are solely for internal use.

Below we will outline each paid portal's listing expiry regulations.

Property24

Default expiry for Sale listings : 120 days (4 months)

Default expiry for Rental listings : 42 days (6 weeks)

Property24 allows you to specify a date that you would like to remove the listing from the portal. The Expiry Date field can be found under the Publish section of the listing add/edit form under the subsection for Property24.

While not required, this date must be added when first adding your listing, or edited when reactivating an old listing, the date you specify may be related to your mandate length, how quickly you believe the property will sell or any number of factors, you can specify a year in advance if you so choose, remembering that the property will only then be removed from the portal prior to a year if the listings status is changed to archived, rented or sold.

If no date is specified upon saving your listing, the system will add a date to the maximum allowed by the portal for the listing type. IE. 120 days for sales or 42 days for rentals in the future.

Private Property

Default expiry for Sale listings : 12 months

Default expiry for Rental listings : 6 months

Private Property no longer accept a specified date via the feed, however their default expiry thresholds are much longer than that of P24. Additionally Private Property will send you an email a week before your listing will expire. On receipt of this email, if you wish to extend the expiry period, edit your listing and update your description and if possible your listing images. Sync your listing again.

Once the listing has expired, you will need to contact Private Property to 'activate' the listing again so that it appears on the portal.
